Cooper/Mays Deed

Geo. W. Cooper & Wife,                                            THIS INDENTURE, made and entered into

To -------------------Deed                                          this the 19th day of March, 1919, by and

       Peter Mays                                                         between George W. Cooper and wife Emma

                                                                                    Cooper, parties of the first part of Plummers Landing, Fleming Co. Ky. , and Peter Mays, party of the second part of Plummers Landing, Fleming Co. Ky.

WITNESSETH: -

            That the parties of the first part for and in consideration of the sum of Six Thousand Dollars ($6000.00) paid and to be paid as follows:  Three Thousand Eight Hundred Dollars ($3800.00) cash in hand receipt of which hereby acknowledged and the balance in four payments (4) as follows: Seven Hundred Dollars on or before March 1, 1920, Five Hundred Dollars on or before March 1, 1921, Five Hundred Dollars on or before March 1, 1922, Five Hundred Dollars on or before March 1, 1923, the said four payments being secured by land notes of even date of this deed bearing 6% interest from date until paid and being secured by lien on the lands hereby conveyed do hereby bargain, sell and convey unto the party of the second part his heirs or assigns the following described real estate, to-wit:

            A certain tract or parcel of land lying and being in the Eastern part of Fleming Co. Kentucky and on the waters of Fox Creek bounded and described as follows:

            Beginning at a set stone in J. R. Evans line on the west side of the County road; thence with Evans S 51 W 19 poles and 15 links to the East bank of Fox Creek; thence S 4 ½ W 3 poles to the center of County Road; thence S 21 W 36 poles; thence S 3 E 10 poles; thence S 21 ½ W 9 poles; thence S 30 W 12 poles; thence S 28 ½  E 16 poles to the center of the road;  thence S 6 ½  E 32 poles; thence S 14 E 24 poles to Bishops line; thence with Bishops line S 65 E 76 poles to a white oak on the top of the mountain; thence S 7 ½ E 30 poles to a black oak; thence N 52 E 46 poles to a stone; thence N 30 E 7 poles; thence N 17 W 4 poles and 10 links to a black oak; thence N 39 E 16 ¾ poles to a stone corner thence N 7 ¾ W 10 poles to a beech stump and stone; thence N 28 W 52 poles to a stone; thence N 42 W 7 poles to a stone; thence N 26 ½ W 34 poles to a stone; thence N 38 ¾ W 43 ½ poles to a stone;  thence N 3 ½ W 15 poles and 15 links to a stone; thence N 39 W 20 poles and 21 links to the beginning, containing (95) Ninety Five Acres, more or less, together with a right of way in and over a certain strip of land used by George W. Cooper as a road; thru his farm from the County road to the food of the mountain in the south side of Coopers farm.

            Being the same land deeded to George W. Cooper by John R. Evans and his wife Sallie Evans by deed of February 20th, 1913. and recorded in D.B. No 76 Page 90 Fleming Co. Ky.   Records and also being a part of the same land deeded to George W. Cooper by Laura F. Cooper by deed of January 11, 1911 and recorded in D.B. No 73 Page 375 Fleming County , Ky. Records.  Also being a part of the same land deded to George W. Cooper by Steve M. Dickens and wife Agnes Dickens by deed of December 28 1911 and recorded in D.B. 74 Page 337 Fleming County, Ky. Records.

            TO HAVE AND TO HOLD the above described real estate (except the road thru Coopers land to which a right of way only is granted) to have and to hold the above described real estate together with all the privileges and appurtenances thereunto belonging unto the party of the second part his heirs and assigns forever with covenants of GENERAL WARRANTY.

            Possession to be given to party of the first part on or before April 19th 1919.

            I R. S. Hinton, a Notary Public within and for the County and State oforesaid do hereby certify that the foregoing deed of conveyence from George W. Cooper and wife Emma Cooper to Peter Mays was this day, 3-19-1919- produced to me in said County and was duly acknowledged before me according to law by the said George W. Cooper and Emma Cooper, his wife, grantors thereto to be their act and deed.
